Terms

Last updated: September 2026

These terms apply to every clearance we carry out. They sit alongside the quotation we provide, which states the price before any work begins.

1. Who you are dealing with

We Can Clear Limited is a company registered in England and Wales, number 16207373, with its registered office in Rochdale and a contact address in Prestwich, M25, Manchester. Nathan Ince is the director. You can reach us on 0161 307 8335 or at info@wecanclear.co.uk. We are registered with the Environment Agency as an upper tier waste carrier, registration number CBDU609682, valid until 5 November 2028, and hold SafeContractor approval.

2. Where we work

We operate across Manchester and the North West, including Salford, Stockport and Bolton. Where a job falls outside the area we cover, we will tell you before you book.

3. Quotes

Quotations are prepared from the photographs and description you provide and represent our best assessment of the work as described. A quotation remains valid for thirty days.Where the work found on site differs materially from the description, we will explain the difference and agree a revised price with you before continuing. Nothing is ever added to the invoice after the event. If you add to the load on the day, we will confirm the effect on the price before taking it.

4. What the price covers

Our charge is based on the time the work takes and the cost of disposing of or recycling anything that cannot be reused. The price includes lifting, loading and leaving the area swept. No charge arises beyond the price agreed.

5. Booking, and your right to cancel

Where a job is agreed by telephone, by photographs or through this website rather than in person, you hold a statutory right to cancel within fourteen days of the agreement and to recover anything paid. Should you wish the work to be carried out within that period, you must ask us to begin sooner, and we may charge for work already carried out if you then cancel.Once a slot has been booked it may be moved or cancelled without charge up to twenty-four hours beforehand. After that point we may ask for a contribution towards the reserved slot, and any such figure will be confirmed with you before it is charged.

6. Your right to have the items cleared

In booking a clearance you confirm that you own the items to be removed, or are otherwise entitled to have them disposed of, for example as the executor of an estate or as the owner of the property.Where a landlord or agent instructs us to clear goods left behind by a tenant, the law sets out steps that must be taken before those goods may be disposed of, and we proceed on the basis that they have been. Where any item on site is subject to a claim by another party, please tell us before work begins.

7. Items of value

Please identify anything that is to remain, or that may hold value, before loading begins. On probate and bereavement clearances we set aside anything that appears to be of value and bring it to your attention before it leaves the property.Once a load has left the site its contents are treated as authorised for disposal, and we are unable to recover items or meet claims relating to them thereafter.

8. Access and what we need from you

Please tell us about stairs, lifts, parking, permits and any deadline at the time of booking, as each affects the time a job takes. On the day we require access to the property, a lawful place to park within a reasonable carrying distance, and someone contactable by telephone should a decision be needed. We ask that pets and children are kept clear of the working area. Where a parking suspension or permit is required, we will tell you in advance so that it can be arranged.

9. Timing

We work seven days a week, including evenings and weekends, at no additional charge. Urgent work can usually be completed within twenty-four hours of the request, although a slot cannot be guaranteed until it is confirmed. Otherwise we will agree a time that suits you.

10. What we cannot take

Certain materials require a licence or a separate disposal route and cannot be accepted. These include asbestos, gas bottles, chemicals and clinical waste.Fridges, freezers, mattresses, plasterboard, tyres and paint can normally be taken but carry a higher disposal cost, so please tell us if any are present and we will include them in the quotation. If you are unsure, mention it when you enquire and we will confirm the position immediately.

11. If the job is not what was described

Occasionally a property proves substantially different from its description, for example through significant hoarding, infestation, or any condition that makes the work unsafe. In that event we will stop, explain the position, and either agree a revised price or, where the work cannot be carried out safely, withdraw and charge only for work already completed.

12. Payment

Payment falls due on completion, once the work has been carried out and you have inspected it. Bank transfer is our preferred method and cash is accepted. We do not take deposits and we do not request card details through this website.

13. Waste and paperwork

We are registered with the Environment Agency as a waste carrier and can issue a waste transfer note for any load. Please retain it, as the duty of care for your waste remains with you as well as with us.We reuse and recycle wherever possible and dispose of the remainder through licensed routes. Written quotations and transfer notes are available to executors and letting agents who require them for their files.

14. Insurance, damage and liability

We hold insurance for the clearance work we carry out, and will provide the certificate on request. Should we cause damage, please notify us within seven days and we will put it right. We are not responsible for pre-existing damage, for wear arising from moving heavy items through restricted access where the risk has been raised beforehand, or for indirect losses such as a missed completion date. Our liability is limited to the value of the work, save where the law does not permit such a limit.

15. Your information, papers and photographs

Photographs you send are used to price your job and are held with your enquiry. They are not used elsewhere without your permission.Cleared properties frequently contain personal papers, so please remove anything you wish to keep before work begins. Our handling of personal information is set out in our privacy policy.

16. Complaints

Where something is not right, please call 0161 307 8335 or email info@wecanclear.co.uk and we will respond within two working days.We would always rather resolve a matter directly. Where it cannot be resolved between us, your statutory rights are unaffected.
